Introduction to Floor Area Calculation

In France, the floor area ( SDP ) is a standardized unit   used for the calculation of building areas. This concept  of measurement  was fixed by the ordinance n° 2011-1539 of November 16, 2011 which defines the floor surfaces taken into account within the framework of the law 2011-2054 of December 29, 2011. The implementation of this definition began on March 1, 2012, and applies to the issuance of building permits and other planning permissions.

Determination of floor area and promotion of energy efficiency

To determine the floor area of a construction, specific measurements must be taken. This includes the calculation of the surfaces of each level, closed and covered, from the interior side of the facades. In addition, certain surface deductions provided for in Article R. 112-2 of the Ordinance must be taken into account.

The purpose of this revised floor area definition is to encourage the construction of low-energy buildings. It also aims to standardize the application of the Low Consumption Building (BBC) label, which should become compulsory. Previously, the old method of determining area posed challenges for achieving energy-efficient buildings, as it did not support low-energy goals.

By introducing the calculation of floor area and incorporating area deductions, the new definition aligns with the goal of promoting energy efficiency in the construction industry. It ensures that the measurement of building surfaces corresponds to the principles and requirements of energy-efficient design. This development facilitates the generalization of the BBC label and encourages the construction of environmentally friendly buildings.

Conclusion:

The introduction of floor area calculation in France provided a standardized unit for measuring building areas. This definition, set by an order in 2011, aims to support the construction of energy-efficient buildings and to facilitate the implementation of the future mandatory Low Consumption Building (BBC) label. By accurately determining floor space, taking into account specific deductions, the construction industry is encouraged to adopt low energy principles and promote sustainable building practices. This new approach to measuring building surfaces is in line with energy efficiency objectives and represents a significant step forward in the construction sector.
