Revisar la ley Hoguet<\/span><\/h2>\n<p><span>Se cre\u00eda que el gobierno hab\u00eda terminado con la legislation sober bienes ra\u00edces desde la votaci\u00f3n, el 27 de marzo de 2014, de la\u00a0<\/span><a href=\"https:\/\/www.ecologie.gouv.fr\/loi-lacces-au-logement-et-urbanisme-renove-loi-alur#:~:text=La%20loi%20pour%20l%E2%80%99acc%C3%A8s%20au%20logement%20et%20un,des%20m%C3%A9nages%20et%20d%C3%A9velopper%20l%E2%80%99innovation%20et%20la%20transparence.\"><span>ley Alur<\/span><\/a><span>\u00a0.\u00a0Pero no es nada.\u00a0Seg\u00fan indicated before the national congress of the Federaci\u00f3n de Agentes de la Propiedad Inmobiliaria (FNAIM), the entonces limit\u00e1ndolas.\u00a0Caso a seguir.<\/span><\/p>\n<h2><span>2- La llegada de un inventario est\u00e1ndar<\/span><\/h2>\n<p><span>La ley Alur prev\u00e9 el establecimiento de un inventario est\u00e1ndar.\u00a0Si la publicaci\u00f3n del texto es lenta es porque todav\u00eda es necesario acordar el establecimiento o no de una tabla de obsolescencia, como se hace en el sector HLM o para Action Logement.<\/span><br \/><span>La grilla tendr\u00e1 en cuenta el desgaste normal del inmueble.\u00a0Por lo tanto, cuando el inquilino se va, si un objeto, en el contexto de un alquiler amueblado, por ejemplo, se da\u00f1a, la vida \u00fatil de este \u00faltimo se tendr\u00e1 en cuenta al reembolsar.<\/span><br \/><span>La metodolog\u00eda para realizar el inventario tambi\u00e9n ser\u00eda m\u00e1s estricta.\u00a0La propiedad ahora tendr\u00eda que estar vac\u00eda e iluminada para cumplir con la formalidad.<\/span><\/p>\n<h2><span>3- Seguro multirriesgo obligatorio<\/span><\/h2>\n<p><span>La ley Alur obliga al inquilino a contratar un seguro multirriesgo.\u00a0Si no cumple, el due\u00f1o tiene derecho a hacerlo en su lugar, y a diferir el costo de los cargos.\u00a0Hasta la fecha, ning\u00fan decreto ha especificado el monto m\u00e1ximo del seguro.\u00a0Pr\u00f3ximamente, esta suma no podr\u00e1 superar el 10% de los precios de mercado.<\/span><\/p>\n<h2><span>4- Diagn\u00f3stico inmueble obligatorio para alquiler<\/span><\/h2>\n<p><span>Si ya son obligatorios como parte de una transacci\u00f3n, este todav\u00eda no es el caso de los alquileres.\u00a0Sin embargo, la ley Alur establece que los propietarios deben proporcionar a los inquilinos los diagn\u00f3sticos inmobiliarios sobre el amianto y los relacionados con la instalaci\u00f3n de electricidad y gas.\u00a0Si bien a\u00fan se est\u00e1 trabajando en los decretos en el ministerio, sin embargo, deber\u00edan publicarse en 2016, para la entrada en vigor del texto entre 2018 y 2020.<\/span><\/p>\n<h2><span>5- El deterioro de los pisos compartidos<\/span><\/h2>\n<p><span>El decreto de aplicaci\u00f3n que especifica los criterios de decencia que deben respetarse para las tenencias conjuntas con arrendamientos m\u00faltiples probablemente se publicar\u00e1 en 2016.<\/span><br \/><span>6- El establecimiento de una comisi\u00f3n de control de transacciones<\/span><\/p>\n<p><span>Este organismo, previsto en la ley Alur, ser\u00e1 el encargado de controlar las misiones de los profesionales previstas en la ley Hoguet.<\/span><\/p>\n<p><a
